5%高不高,台灣數據本人沒有,但我們可以來比較一下美帝。
最近美帝房市很熱,全國平均較去年漲10%,Boston甚至客戶出價平均比開價多20萬美,
誇不瓜張?跟去年比,5%確實不多,但俗話說,投資跟老二一樣,看長不看短,只看前頭
是不公平的。

1987後,買在任何一個時間點,房價年複合成長率均值,也不過3.6~4%,比起股市的8.4
~12.6%,投資報酬率何止砍半。
如果扣掉CPI年均值2.5%,以及1%的房產稅,大約就是打平沒漲。當然,要是把草皮維護
、木造屋修繕、管路冬天凍爆這些成本攤上去,房子基本上就是負資產了。
回到台灣,5%算高還算低,我不知道,但說句不動聽的話,要噓隨便,比起炒股票,在台
灣,炒房真炒得出醍醐味。
對絕大多數人而言,房市是主要資產,對銀行來說,更是最重要的抵押品,怎麼會有政府
打房?更何況,美帝房市交易所得要課稅,持有成本也高,資金行情來了還是會漲,台灣
什麼稅差不多都是0,打什麼房?政府打的從來都不是房價,而是漲幅,不要漲這麼多,
溫柔一點就好。
在台灣買房比炒股更有優勢。股市開槓桿,融資利率多少?期貨換倉滑價成本多少?成本
高得不得了,買房2成自備8成槓桿,利率2%有找。
風險更不用提,合一從450砍半到200,政府會救你嗎?台灣要是有哪個城市,半年不到房
價砍半,在沒有肥宅上吊的情況下,政府肯定出手救房市,不出手銀行先倒一片,2008風
暴再現。
比起當股民8成賠錢散戶,殺進殺出買高賣低,晚上看到美股大跌睡不好,起床還要給
老師騙,買房子出事有人救,槓桿成本低,房產稅跟零差不多,長期持有交易成本也低。
當韭菜盒兩面煎熬?算了啦,散戶還是買房吧。
